What About New Construction?

When searching for a home and picking out a Realtor, the buyer may want to work with a Realtor that has building experience. Paul built homes for a few years in the 1980s and has a good knowledge of new home construction. Now he can put this knowledge to work for you. It is important to realize why things are done the way they are. What is a good quality window? What about a plaster finish versus a dry walled home? What is a simulated shake shingle? What does roof pitch have to do with style or quality? What is brick pocket? Paul can walk through a new home that is just framed and not finished and point out things that your typical realtor might not notice. He can also usually realize the layout of the floor plan (of a home with just studded up walls) without seeing the blueprint.

Paul met a very good new homebuilder about 6 years ago now and has developed a very good working relationship with him. This builder has been a general contractor for over 25 years and has had the same carpenters for about 15 years. They do an excellent job, and do their own tile and hardwood installation, and all the trim work. His master bathroom and kitchen feature lots of tile and marble, along with granite countertops on the upper end priced new homes. The builder is on the job most of the time to insure good quality workmanship. Paul likes this builder's work ethic and quality. So do the buyers of his homes. He builds in Dunlap, Peoria, East Peoria, Germantown Hills, Washington, Morton and other surrounding areas.

Accepting An Offer >Know Your Price Range

As a homebuyer, you may have found the perfect new house for your growing family, but what if it is a little out of your price range? You might list your current home for more than it is worth and be lucky enough to find a qualified buyer who is willing to pay the price, but it is impossible to know in advance what your home will sell for.

If you want to sell your home quickly, have a frank and detailed conversation with your real estate agent to determine the best price for the house. Setting your price within 5% of the fair market value of your home greatly increases your chances of getting solid offers that will result in a relatively quick sale.

Don't buy and sell so close to your target amount that you become anxious when the numbers don't meet your expectations. There may be other approaches, such as adjustable rate mortgages or owner financing, to increase your buying power and get you into that new home. When you are selling one home and buying another, you will need more than good luck. You will need a highly professional and experienced real estate agent who can give you solid advice on how to make the transaction work for your particular requirements.
